Loans That End in "A"
Whether you are looking to make your first purchase or refinance, you may be able to enjoy the benefits of a FHA, VA, or USDA loan.
Take Advantage of a Government-Insured Loan That Is Always a Safe Bet in an Ever-Changing World
FHA loans have been helping people become homeowners since 1934. The Federal Housing Administration (FHA) insures the loan, so Ruoff Home Mortgage can offer you a better deal. It is because of that insurance that FHA loans can offer attractive interest rates and with less stringent and more flexible qualification requirements. FHA loans may be used to purchase or refinance a new or existing 1-4 unit family home or condominium unit.
Highlights of the FHA Loan
Down payment of just 3.5%. That money can come from a family member, employer or charitable organization as a gift. Other loan programs do not typically allow this. Low credit score requirement and flexible qualifying guidelines. No income limit on borrowers. 15 or 30-year term with competitive rates. Non-occupant co-borrowers can be used to help qualify.
FHA Eligibility Criteria
Must occupy the property as your primary residence. Maximum loan amount limits that vary by region/city. A borrower is limited to one FHA loan at a time. Must meet the minimum credit score requirement. Must have sufficient income to qualify.
The FHA 203(k) Program
Interested in purchasing a foreclosed property, but don't have the extra cash needed for necessary repairs? The FHA 203(k) loan product is the perfect solution. The FHA 203(k) is a special loan product for borrowers who need extra cash to make repairs to their homes. The chief advantage of this type of loan is that the loan amount is not based on the current appraised value of the home, but on the projected value after the repairs are completed. A "streamlined" 203(k) allows you to finance up to $35,000 in nonstructural repairs, such as painting and replacing cabinets or fixtures. The 203(k) loan can be used to repair a home you're planning to purchase or to make upgrades to your current home.

My experience was great, highly recommend Amy!
Recently I closed on a new home and I can't thank Amy enough for all the help she provided me during a very stressful time in my life. My first contact with Amy was by phone, after a 20-minute conversation she was able to gather enough information to pre-qualify me for a loan. I have worked with a couple different lenders prior to Amy and her expertise and knowledge is invaluable. Due to the market condition and having to find a home my options were very limited I ended up buying a condo, new construction, which was a very unfamiliar territory for me. It was suggested for easy that I use the in house lending company. It was a nightmare! The rate lock closed out and the communication between everyone was nonexistent. I called Amy and asked her if she'd be interested in giving me another quote. Within 48 hours we were able to pick up where we left off. With Amy's knowledge and perserverance and the team at Ruoff were able to close on my new home. I will highly recommend Ruoff home mortgage and Amy Maier to anyone looking to buy a home. It was a pleasure working with you Amy, thank you again for all your help and hard work!!
What went well? Communication. What could have been better? In this case, there was noting that could have been done to improve an already wonderful experience.
Great, quick communication and responses! Amy is a pro and it shows in her work!
Got back with you very quickly.
Amy's communication throughout the loan process was fantastic and she explained all of the details in a clear and concise manner. I would absolutely recommend Amy and Ruoff.
It was a very smooth process with the mortgage company. I'm really pleased how everything turned out. Excellent!
Amy and the team communicated on a regular basis on what was needed in a very complex and unique loan process. Even when it became frustrating, Amy kept the process calm and moving forward.
Everything was quick and organized. Responses were timely, even when information was handed over and her assistant was involved. You could tell they were both on the same page, communicating the same information. Amy did a great job getting the closing done within 2 weeks. Our home purchase was dependent on this one condition, and it was delivered. Thanks for all your help Amy. Truly a life saver! I would happily recommend you to anyone I know looking to buy a home!
What went well? Well organized and swift; yet, extra friendly and kind. Very impressed! What could have been better? Not a single thing I can think of. I've worked with several loan officers before--since I bought several properties within 15 years--but, Amy was the best one so far. Well satisfied!
Amy and her assistant Josh were very attentive during the whole process...communication was great. Everything went accordingly.
Really good at communicating especially when she needed to remind us to turn in documents.
Really took care of me and my best interests. Which was great because I hardly knew anything about what was going on!
This was our first home purchase. Amy made the process less stressful and answered every question we had. Everything went great.
Kindness, friendly and very professional. I felt comfortable with Amy the first day I met her. You did good.
I was clueless going into buying a home. I called several people, spoke with them about buying a house and stuck with Amy because she didn't talk to me like a sales person. I met with her to get a preapproval and she approved me based on what I thought was within my means, and not for the thousands more I likely qualified for. I considered using a realtor I found on my own but was underwhelmed with their lack of assertiveness and ended up choosing someone she recommended and LOVED her. I was so lucky to have the team that I did. I received a lot of attention by email and text from Amy and when we were together, we laughed a lot. When people say buying a home is one of the most stressful events in one's life, I continue to be clueless, because I found it interesting and educational and felt Amy's knowledge, ongoing updates and calm demeanor made the process predictable and comfortable.
Amy was very patient in answering the many, many questions I had. She was very thorough in her explanations so I never felt like I was completely in the dark about everything. This was the first home I purchased, so it was great having a representative who took the time to really make sure I understood everything and was comfortable with the process. I really don't have any complaints - the many questions I had were answered!
Turn around time was great. Everyone was positive and helpful. Great experience all around.
Responses to email questions were super prompt.
Everything went well. Amy Maier was always responsive and moved the process along. We had a closing date scheduled well in advance and she worked around my schedule and accommodated things as well. The whole process went smoothly and was easy to comprehend what was going on and what I had to do every step of the way!
