Whether you’re a first time homebuyer (or someone that is moving up or downsizing), I pride myself in getting to know each of my clients, so I can help you find your dream home and the loan programs that best meet your needs.
I have been a "Hoosier" my whole life with most of that residing in Johnson County. I grew up in a family with just my mother and 2 sisters (one of which is autistic and deaf, so I know sign language). I’m now enjoying my own daughters and grandchildren! We are huge "dog lovers" so most of the time you will see four-legged friends accompanying us. My husband and I enjoy spending time with our family and friends whenever possible. I love most outdoor activities, traveling, experiencing new food and music venues, and volunteering at my church.
I understand what it feels like to struggle and to succeed, so regardless of your situation, I’ll make it my mission to do what it takes to help you reach your goals. I am driven to help others, so I’ve been a speaker at Butler University to help upcoming graduates prepare for life in the real world. My aspiration is to validate that I am hardworking, dependable and honest, and to keep open communication so you’re comfortable asking questions.
In today's housing market, it is difficult for customers and realtors to find a company that provides knowledge, provides good customer service and one that truly cares about the people involved. We at Ruoff Home Mortgage do these things with vision, values and passion to help our clients.
I started my career as a loan officer in 2003 at a local bank in Greenwood. I have experience in many different types of loans including those for investment properties, renovation loans and self-employed borrowers. I truly enjoy helping those first time buyers secure the home that’s just right for them! My personal philosophy is to treat people the way I want to be treated; you’re not a number to me. Your goals are my goals and we’ll work as a team to reach them.

Loans That End in "A"
Whether you are looking to make your first purchase or refinance, you may be able to enjoy the benefits of a FHA, VA, or USDA loan.
Take Advantage of a Government-Insured Loan That Is Always a Safe Bet in an Ever-Changing World
FHA loans have been helping people become homeowners since 1934. The Federal Housing Administration (FHA) insures the loan, so Ruoff Home Mortgage can offer you a better deal. It is because of that insurance that FHA loans can offer attractive interest rates and with less stringent and more flexible qualification requirements. FHA loans may be used to purchase or refinance a new or existing 1-4 unit family home or condominium unit.
Highlights of the FHA Loan
Down payment of just 3.5%. That money can come from a family member, employer or charitable organization as a gift. Other loan programs do not typically allow this. Low credit score requirement and flexible qualifying guidelines. No income limit on borrowers. 15 or 30-year term with competitive rates. Non-occupant co-borrowers can be used to help qualify.
FHA Eligibility Criteria
Must occupy the property as your primary residence. Maximum loan amount limits that vary by region/city. A borrower is limited to one FHA loan at a time. Must meet the minimum credit score requirement. Must have sufficient income to qualify.
The FHA 203(k) Program
Interested in purchasing a foreclosed property, but don't have the extra cash needed for necessary repairs? The FHA 203(k) loan product is the perfect solution. The FHA 203(k) is a special loan product for borrowers who need extra cash to make repairs to their homes. The chief advantage of this type of loan is that the loan amount is not based on the current appraised value of the home, but on the projected value after the repairs are completed. A "streamlined" 203(k) allows you to finance up to $35,000 in nonstructural repairs, such as painting and replacing cabinets or fixtures. The 203(k) loan can be used to repair a home you're planning to purchase or to make upgrades to your current home.
