Loans That End in "A"
Whether you are looking to make your first purchase or refinance, you may be able to enjoy the benefits of a FHA, VA, or USDA loan.
Take Advantage of a Government-Insured Loan That Is Always a Safe Bet in an Ever-Changing World
FHA loans have been helping people become homeowners since 1934. The Federal Housing Administration (FHA) insures the loan, so Ruoff Home Mortgage can offer you a better deal. It is because of that insurance that FHA loans can offer attractive interest rates and with less stringent and more flexible qualification requirements. FHA loans may be used to purchase or refinance a new or existing 1-4 unit family home or condominium unit.
Highlights of the FHA Loan
Down payment of just 3.5%. That money can come from a family member, employer or charitable organization as a gift. Other loan programs do not typically allow this. Low credit score requirement and flexible qualifying guidelines. No income limit on borrowers. 15 or 30-year term with competitive rates. Non-occupant co-borrowers can be used to help qualify.
FHA Eligibility Criteria
Must occupy the property as your primary residence. Maximum loan amount limits that vary by region/city. A borrower is limited to one FHA loan at a time. Must meet the minimum credit score requirement. Must have sufficient income to qualify.
The FHA 203(k) Program
Interested in purchasing a foreclosed property, but don't have the extra cash needed for necessary repairs? The FHA 203(k) loan product is the perfect solution. The FHA 203(k) is a special loan product for borrowers who need extra cash to make repairs to their homes. The chief advantage of this type of loan is that the loan amount is not based on the current appraised value of the home, but on the projected value after the repairs are completed. A "streamlined" 203(k) allows you to finance up to $35,000 in nonstructural repairs, such as painting and replacing cabinets or fixtures. The 203(k) loan can be used to repair a home you're planning to purchase or to make upgrades to your current home.

Julie was great to work with! Speedy and clear communication and her upbeat attitude and personality made the whole experience fun!
Immediate service, easy to understand terms, Julie even worked hard on my file while on vacation.
I loved the friendly environment and the fact that Julie got back to me right away weather it be a phone call or email she was on top of things. Couldn't have asked for a better Mortgage company to do my very first house loan with.
Julie and her team were amazing! They were kind and helpful! They went above and beyond!
Stayed very persistent on getting the task at hand completed in a timely fashion. Made the home buying experience easy to endure.
Provided clear and concise communication.
What went well? Organization on the Closing.
Very prompt in answering any questions, always gave a positive attitude even when we were frustrated about the requirements needed to close.
Julie was awesome and by far exceeded our expectations. She answered every question we had to our satisfaction. She got us the best rate possible and is a joy and delight to talk to and work with. I have already recommended her to someone else and will continue to do so from this point forward. This is our first time dealing with a mortgage company and I'm so glad we chose Ruoff and had Julie to work with us personally. She took care of our needs and made us feel not like a customer, but we feel we've gained a friend.
Julie was fantastic in every way
What went well? Everything went very well... What could have been better? Absolutely nothing!! Julie was awesome!!
What went well? Julie is very timely. Even if we had questions over the weekend via email, she was sure to respond to us within 24hrs, even though we did not expect such quick response time. We are very happy to have used her for the 2nd time. Keep her around. What could have been better? Everything was seamless.
What went well? Great experience and great people to work with. Very easy process. What could have been better? Nada.
Julie was very accurate, punctual and efficient in processing our mortgage from start to finish. Julie went above and beyond for us with our loan processing. I would recommend Julie and Ruoff Mortgage to anyone. | There is not one thing we could have asked to have been any better. Our experience was top notch.
Julie and Becca were both amazing! I will recommend Ruoff to everyone I know.
Constant updates and the immediate attention was great!
Julie took the time to explain multiple things as well as take care of all the issues that would come up.
In the past my husband and I went through a different company for a loan on a house. Everything was so disorganized and a HUGE headache. No matter what obstacles Julie had she went above and beyond to get things done that needed to be done. She was very good at getting ahold of me weather it was text, email, or phone call. Everything was explained how we could understand it. She was very welcoming and made us feel comfortable. We are very pleased!
What went well? Julie cared, I wasn’t a dollar sign. She cared about everything I was going through and she wanted it to be painless. What could have been better? Really, I couldn’t have asked for a better experience. Anything that was needed was communicated quickly and efficiently. Nothing to improve.
Julie stayed on top of things, kept the process moving along, it was very friendly and professional. Julie did an excellent job.
Julie was amazing at follow up. Any questions I had, she answered in a timely manner to keep me from being stressed. Her cheery, positive attitude kept me from worrying about minor issues. Honestly, my experience was phenomenal.
Julie stayed on top of things, kept the process moving along,it was very friendly and professional. She did an excellent job. I cannot think of anything that would have made my experience better.
I was super impressed throughout start to finish. Julie needs a raise.
Kelby & Cindy M.
Julie worked hard for me to accomplish what I needed. Everything went very smoothly, no complaints.
Effective and efficient communication!!!
I loved that I got sent reminders and got to see where my loan was.
What went well? Made me feel valued as a customer, told me repeatedly that I had great credit, stayed late on the FIRST day that I spoke with her- to enter my information in, had me pre-approved in less than an hour after I called her office ( I had only expected to be informed of the loan process and how to start the application process during that first call. Instead, at the end of the conversation I had already started the loan process and then was pre-approved an hour later!!!). What could have been better? Honestly- it was a wonderful experience. I just went through a divorce and was so scared to apply for a loan on my own. I had even been denied service at another loan provider since I had not worked full time for 4 years. My confidence was very low. Julie immediately made me feel at ease. I felt like I mattered and that I was going to be able to make it through this scary, unknown time. She literally made it a step by step process that was spelled out in detail. So, I knew what to expect. All of this combined to help me feel strong, capable, calm, and in control with this entire process. In addition, I was done with the ENTIRE process in under 3 weeks!!!!! It was a wonderful experience.
What went well? Julie was very warm and welcoming and family oriented. Since I have a daughter it was important for me to find someone to work with that loved my family as much as I do. At closing she brought me Lowe's gift card and my daughter a balloon and unicorn. Now my daughter falls asleep with that unicorn almost every night! What could have been better? There wasn't much. At first I was confused about some of the closing paperwork but with Julie's help I understood a lot more.
What went well? Julie was AMAZING at responding very quickly. Although I know she was working with others as well, we felt as if we had her full attention. She was so sweet and down to earth. The whole process was very easy! What could have been better? The only part that stressed me out was not having a closing cost. Julie estimated that our costs would be around $150 and they came up to $148 and some change. Overall the whole process was great!
What went well? Julie was very reassuring and we probably would not have been able to buy our new house if it weren’t for her. What could have been better? We learned that Julie was quicker to respond to phone calls rather than emails.
Julie Schlehuser NMLS616180 did too many things really well to cover them all... First she was honest. Second she was above and beyond available via text and email. Third she was flexible and adapting on a whim to meet my needs. Fourth she was kind and friendly. Fifth she was prepared and not a time waster. Lastly, she was genuinely sincere and respectful and she listened.
I never worried if the loan was going to get done on time. It was a stress free process.
Julie kept us informed on the process even if it was stagnant.
Julie was there for me every step of the way. Any question or concern I had, she would have the answer or would find out for me. She was very helpful and reassuring.
