Loans That End in "A"
Whether you are looking to make your first purchase or refinance, you may be able to enjoy the benefits of a FHA, VA, or USDA loan.
Take Advantage of a Government-Insured Loan That Is Always a Safe Bet in an Ever-Changing World
FHA loans have been helping people become homeowners since 1934. The Federal Housing Administration (FHA) insures the loan, so Ruoff Home Mortgage can offer you a better deal. It is because of that insurance that FHA loans can offer attractive interest rates and with less stringent and more flexible qualification requirements. FHA loans may be used to purchase or refinance a new or existing 1-4 unit family home or condominium unit.
Highlights of the FHA Loan
Down payment of just 3.5%. That money can come from a family member, employer or charitable organization as a gift. Other loan programs do not typically allow this. Low credit score requirement and flexible qualifying guidelines. No income limit on borrowers. 15 or 30-year term with competitive rates. Non-occupant co-borrowers can be used to help qualify.
FHA Eligibility Criteria
Must occupy the property as your primary residence. Maximum loan amount limits that vary by region/city. A borrower is limited to one FHA loan at a time. Must meet the minimum credit score requirement. Must have sufficient income to qualify.
The FHA 203(k) Program
Interested in purchasing a foreclosed property, but don't have the extra cash needed for necessary repairs? The FHA 203(k) loan product is the perfect solution. The FHA 203(k) is a special loan product for borrowers who need extra cash to make repairs to their homes. The chief advantage of this type of loan is that the loan amount is not based on the current appraised value of the home, but on the projected value after the repairs are completed. A "streamlined" 203(k) allows you to finance up to $35,000 in nonstructural repairs, such as painting and replacing cabinets or fixtures. The 203(k) loan can be used to repair a home you're planning to purchase or to make upgrades to your current home.

Thomas and Natina S.
Tracy and Dan were both incredible! My husband and I were facing a lot of challenges, moving from out-of-state, but Tracy made that transition as smooth and easy as possible. We are extremely thankful to have her as our loan officer! She was always quick to respond to any questions, she was organized, and she made the whole home-buying experience comfortable..like we were home! We loved working with her and will definitely recommend her! Thanks again.
Tracy made us feel like family. She was never too busy to answer any of our questions. She was extremely diligent and assertive throughout the entire process. Tracy worked extremely hard to make sure our closing date happened on time and that the figures she quoted us were accurate. We have and will continue to recommend Tracy and Ruoff to anyone going through the home purchasing process.
As a first time home buyer, I had lots of questions and Tracy answered them all and explained everything really well.
Everything is taken care of. The buyer has nothing to worry about. The run around finding a loan approval disappears and you send updates of what has been done and what is soon to be done.
Tracy was great to work with. She was no-nonsense and kept the process moving right along. I appreciated her honesty and transparency when answering my questions.
I never felt too overwhelmed as I knew Tracy would be there for me to walk me through each step. The process could not have gone smoother and I know this is because we had such a great agent.
Very helpful throughout every step of the process. Even when we were not quite ready to buy a home, Tracy took the time to explain things to us so that we were more confident and prepared when we were Ready to buy our home.
When the appraisal of the home we were originally planning to purchase was done incorrectly different people within Ruoff gave 100% to try and get the appraiser to correct his mistakes.
Tracy is a rock star. She went above and beyond for us. Explained things thoroughly and prepared us for worst case, so we'd be pleasantly surprised with any outcome.
I loved the constant communication and positive attitude from my loan officer. Also I liked the e mails informing me of where I was at in the loan process.
I appreciated the notifications as the loan moved through the process. It was completed well before closing with no surprises at closing! Tracy was easy to reach and always happy to help.
Tracy was so attentive and made me feel as I were her only client and I really appreciated that!! I would advise everyone to deal with Ruoff....Tracy Adams!
I noticed that Tracey took my hand and walked me through the process. Being a first time home buyer there were many obstacles that needed to be crossed, with Tracey's vast amount of knowledge and expertise she helped me overcome every hurdle easily.
All of it. Not kidding. From the moment we first called Tracy to the moment we laid the pen down after signing our final piece of paper, it all was done so well. Being first time home buyers we had so many questions and trying to understand it all but even though we weren't being financed for a million dollar home, Tracy made us feel top notch like we were. We couldn't have asked for a more honest and caring loan officer to help us through this process. She truly was a blessing, along with her whole team that helped along the way. I couldn't believe how fast it all moved along and just how smooth it went. We even were able to get a better home insurance and auto insurance rate through another Ruoff agent. It was awesome to have so many people helping us to make sure we got the best possible service and price. I will always recommend Tracy and her team to anyone that asks, no doubt about it. You all rock!
Tracy Adams is a Godsend. She takes time out to make sure you understand the process. The numbers can be overwhelming but she manages to simplify the process in a way that anyone can understand. She’s also just all around pleasant. Good at communicating and efficient. She knows what she is doing!
Tracy, Mel, Sally, and other team members were VERY prompt and knowledgable. Tracy would respond to my text, at any hour, on any day... I have to wonder if she sleeps! Tracy was so nice, and she made the whole process pretty stress free!
